Description
Placed at 500 metres from Lago Maggiore, a magnificent 2-floors Villa , 12 sleeping accomodations, surrounded by a remarkable garden with swimmig-pool (12 m per 5 m), outdoor furniture, bathroom and shower in the pool area, barbecue. Swimming-pool is always open and is equipped with heating.
Mezzanine, well connected to the garden, has a wide living-room with wet bar and card table; 1 double room + 2 double or twin rooms + 1 large twin room, each with ensuite bathroom.
Upper floor has a wide dining-room, a relaxation area and a TV (satellite) salon facing a spacious terrace, perfect for having your dinner with scenic view of lake and mountains. Still in front of the lake, a comfortable double room and a stylish single room (extra charge) sharing a bathroom. Situated on the back side, one more large double room with bathroom.
Eat-in kitchen is large and equipped with traditional and micro-wave oven, dishwasher, freezer; laundry and ironing area with washing machine and dryer is still available.
Wi-Fi is operating inside and outside the Villa.
Cradle, up to 2 years, (max 3 cradles) and highchair (max 2 highchairs) can be booked in advance.
Private car is essential for grocery shopping, excursions and short trips, parking lot is available inside the property.
The area where Villa Ortensia stands is quite calm, and grocer’s shops, restaurants, bars and railway station are easily reachable in a short distance.

The Region
Caldè is one of eleven communities situated in the district of Castelveccana, 8 km from Laveno and 12 km from Luino. The village has a picturesque small port and is renowned for the “ Fish Festival” held beginning August, for the “risottissimo con funghi (mushroom risotto)” held in September, for for lifeguards and athletes feasts and for the yearly rowing and sailing races organized in the gulf. The Local Tourism Office (Pro Loco) brightens up the village by interesting iniziatives, usually performed in the cozy square of Calde’, whose tiny hamlet is known as “ la Portofino del lago Maggiore”.
Although by now collapsed, a trip is recommended to La Rocca, accessibile only on foot and most typical symbol of Castelveccana; from the top, the panorama is impressive in clear days. In the lower part of La Rocca, erected on the precipice facing the lake the twelwe-century Church of Santa Veronica houses fine frescos not long restored.
Around for the district, furthermore, rise up some interesting holy buildings dating back at XI e XII centuries: the Parish of San Pietro, the Hermitage of Sant’Antonio, the small Romanesque Church of San Giorgio , near to Sarigo, and the Bell Tower of San Martino.

Terms and conditions
Lease Agreement Villa Ortensia
Bookings - Pre-Confirmation:
- Bookings can be made by email info@baganimmobiliare.it, specifying check-in and check- out days, number of guests and possible extensive nights.
- The Customer will receive an email as pre-confirmation.
Bookings - Payment:
- Customer has to bank transfer the 50% of the rental amount as a commitment deposit within 48 hours after making the reservation. Within the same period Customer has to transmit, in token of acceptance, a copy of this leasing contract compiled with the missing personal data and the signatures of acceptance (two signatures at the end of the contract under ‘LESSEE’) by e-mail to info@baganimmobiliare.it
- Booking is confirmed when bank transfer and the lease contract are received.
- Within 30 days prior to the arrival (check-in) date Customer must pay the balance of the rent due.
Cancellation:
- Cancellation can be made without fee till 30 days before check-in day.
- Cancellation received between 29th and 15th day implies a 50% fee of the amount transfered.
- No refund for cancellation received within 14 days from check-in date.
Deposit:
- On check-in day, Customer has to deposit by cash the amount shown in the pre- confirmation; deposit will be returned on check-out day, detracted cost of utilities (Heating, electricty and water), if no damage occurred in the property.
- In case of damage, deposit can be hold up to 7 working days due to time required to get fixings estimation ready.
